A. No, but it is advisable to use the services of an experienced and reputable property agent, who will guide you through all aspects of purchase and will recommend a good, independent English-speaking Spanish lawyer.

Q: What are the costs associated with buying a property in Spain?
 
A. You should allow about an extra 10% of the purchase price to cover taxes and legal costs

Q: Can I bring my pet into Spain?
 
A. Pets may be taken to Spain, although you will need a health certificate from an authorised vet and a certificate of vaccination against rabies for dogs and cats. If the pet is going to live permanently in Spain then an export certificate will be required from the vet. If the animal is going to travel around with you or return to the UK it may be worth arranging a Pets Passport. The process to arrange this takes a minimum of 7 months – a reputable UK vet will have all the necessary details.

Q: Do I need residency to buy in Spain?
 
A. No, but it is necessary to be registered for tax by acquiring an NIE certificate before going to completion. We would be more than happy to help you organise this.

Q. Can I drive my UK registered car over there?
 
A. Yes, but only if you are spending less than 183 days in Spain each year but the police may require proof of this if you are stopped. It is possible to transfer a car to a Spanish plate, but the car must first pass the Spanish ITV (the equivalent of the British MOT) regardless of its age.

Q: How much can I borrow in relation to the value of the property I am purchasing?
 

A: It is generally the case that the banks will lend 70% of the purchase price of the property for a non-resident.

Q: I am buying a new build property in Spain that will not be completed for 18 months. Can I arrange a mortgage in Spain now?
 

A: The Spanish banks will only release mortgage funds when the property is completed. By releasing equity in your UK property, however, you can pay for your Spanish home as required, and then arrange a Spanish mortgage approximately one month before completion.

Q: Why should I use an agent instead of going directly to the developer when purchasing a new build?
 
A: The prices are fixed by the developers, and are exactly the same as what are offered by an agent. The benefits of using an agent are they are impartial to what they show you, and they offer a full after-sales service.

Q: We would like to buy a holiday home in Spain to let out – is this possible?

A: Yes, there is no problem purchasing a property to let out, even if a mortgage is required. We can advise you on Property Management companies in the area.
